Real Estate AUCTION
Commercial Parcel & Building
S. Main / 100 Phoenix Street, Anderson, SC 29624
8.99 Acres – Divided in 3 Tracts
Former - Orr-Lyons Mill, Anderson, South Carolina
Up for auction is the remaining land and 50,000 warehouse building of the former Orr-Lyons Mill… located in the Southern portion of Anderson County just off South Main Street.
This property which will be offered in 3 tracts includes a brick warehouse on approximately 4.70acres and 2 other tracts. One having apx. 0.173 acres and the third consisting of 4.14 acres.
Tract 3 which has the 50,000 sq. ft. building, was built to last, has been neglected over the years, but could be placed in working order with some work… it would make a great warehouse for storage. Estimates from a commercial roofing firm for replacing the roof is $250,000.00. The adjoining tract which also houses the original “smokestack” has been partially cleared and has many uses with its proximity to access both public water and sewer.
The history of this property is almost as old as Anderson and dates back to 1899 when it was founded as a cotton spinning and weaving plant. It continued to operate until 1990.
Orr Cotton Mill was the first textile mill in the South to use only electricity from an offsite… commercial generator. In 1946 the mill was acquired by New York-based textile business, the M. Lowenstein Company.
In 1986 Orr-Lyons Mill was acquired by Springs Industries. The last owner of the property, purchased it in 2005, and did so to salvaged the old 1800’s structure for its heart pine and other materials which are repurposed in hundreds of useful projects. The only remanence of the old building is its smokestack which now serves as a reminder of this landmark textile mill. When the current owner purchased the property a Phase 1 environmental survey was done and copy of this is included in the auction documents.
